Amy Lynn Interiors designs full homes, kitchens and bathrooms. We help the homeowner design and bring to life what they’ve been dreaming about for their new home. We also work directly with developers and builders to achieve a tailored look for the market they’re selling to. Occasionally we do take on projects outside of our normal 3 services of: Full Home, Bathrooms, and Kitchens. FULL-SERVICE DESIGN

 

Amy Lynn Interiors is a full-service design studio.  We specialize in designing full homes, kitchens and bathrooms for both in-state and out-of-state clients.  We are involved from the initial design phase through construction. We approach every design by getting to know you and your lifestyle. Working directly with developers and builders on projects as well as individual homeowners our designers are able achieve a tailored look that will match any market. 

 Amy Lynn Interiors puts a heavy focus on the flow of a home from room to room, the functionality of each design element, and the homeowners’ unique lifestyle. For full home renovations it’s important to gauge current needs while also being mindful of future expectations so that we can create a space that will grow with the homeowner and their family. Regarding kitchen and bathroom designs we always consider how the space is used. For example, when designing a kitchen we will evaluate the optimal location for the appliances most used by a particular client and place it according to what will be most functional. Or when designing a bathroom our designers are trained to take into consideration the heights of each user to ensure the shower will function well for everyone in the household. Our design approach can include simple changes like the direction of the hinges on a door to accent the flow through the home better.  Our clients particularly love our ability to create ways to maximize storage through innovative and customizable cabinetry, hidden rooms or spaces and with custom interior accessories (touch to open trash drawers, turning unused closets into a party space with a wet bar or making an unused kitchen drawer keep your paper towels casually hidden off of the counter but still highly accessible).

OUR PROCESS

 

DISCOVERY CALL

Once your inquiry is submitted, we’ll reach out to discuss project scope, budget, timeline, and design style. The ultimate goal of this fifteen minute call is to gather enough information so that we are prepared to discuss the potential design plan during the following step: the initial consultation. Prior to the initial consultation we will request photos of your existing home or a copy of new construction plans along with a collection of inspirational images and any of your specific expectations or unique requests for your project. 

 

INITIAL CONSULTATION

The goal of this step is to present a potential design plan for the project outlined in the discovery call. Our initial consultations are conducted over the phone and are complementary. These initial consultation calls last about thirty minutes. 

During the consultation, we will review the project scope, timeline, current home photos or construction plans, inspirational photos, special design requests, unique expectations and then establish an ideal design plan for the project. 

At the end of the initial consultation, we present our design proposal, answer any final questions about moving forward, sign an official contract and get the party started by booking the first initial measure.

PHASE 1:

After acceptance of your proposal, we schedule an initial measure (or work off of the construction plans provided), review the client’s inspirations in more detail, and discuss the needs of each space to find a suitable solution. Next our team creates a concept board and presents the proposed solution in a visual and engaging way. This process can take 1-2 weeks depending on the scope of the project.

 

PHASE 2:

During this phase our designers spend 2-3 weeks depending on the scale of the project to develop initial designs based on all the conversations had in previous phases. Initial designs are reviewed together. During this meeting we cover multiple design options in 3D for the spaces we’re designing. The design presentation is held via Zoom video conferencing or in person and typically lasts 2-3 hours and can vary depending on scope.  We may break larger projects into numerous presentations to allow time for proper discuss and solve sessions. 

 

PHASE 3:

We go to work making all of the edits requested to optimize and update the design incorporating all of the necessary changes based on the feedback we received during Phase 2. This phase depends on the amount of changes that need to be made, however we shoot for accuracy in phase to minimize the need for a lot of changes at this phase. 

 

PHASE 4:

Our talented designers schedule shopping dates with our clients to select all the items and materials needed for design. These items include tiles, flooring, countertops, lighting, plumbing fixtures and more! At Amy Lynn Interiors we’ve spent countless hours finding vendors and showrooms that are knowledgeable about their products and we have curated a remarkable list of vendors for our clients to work with and we walk them through this process step by step. This is the best way to ensure a smooth and successful project. 

 

PHASE 5:

Our team (which is getting very excited at this point) collects all specifications for the materials that you hand selected and inputs these selections into the design drawings, 3D renderings and selection sheet for ordering later. Then we get together to review the updated design drawings with you. Our goal is to continue to WOW you more and more from this point on…

 

 

PHASE 6:

At this point our next move is to schedule a final site measure with the contractor to ensure that they are familiar with all of the details and goals for the design. Rarely are there ever any issues to address, this is a proactive step to ensure the project goes smoothly and the transition from design to reality is as accurate as possible. Our team also curates the final drawings and presents samples for final approval by you. 

 

PHASE 7:

This is the last step before we begin construction! At this step we have a pre construction meeting. It is best if you are there with one of our talented designers as well as the contractor team to review the final drawings and determine who will be responsible for ordering, receiving, and pretty much everything down to the installation of each item and design feature. This will give you peace of mind for the construction phase which otherwise tends to stress you out otherwise. 

 

The construction phase has the biggest potential to impact the project timeline negatively. Our ability to stay in close communication with our clients and contractor is what allows us to stay on budget and on-time if any issues arise. It is important that we keep an updated set of drawings for the contractor since this is the ultimate level of communication during construction!

CONSTRUCTION PHASE:

As we continue to monitor and manage the project alongside the contractor team there will be check ins on a bi-weekly basis with both you and the contractor involved. If the project is local, we will be planning regular site visits and if the project is out-of-state, these check-ins will be through the Zoom video conferencing platform. Our goal is to minimize anything that could slow down or stop progress as well as monitor quality of work along the way.  

 

 

 

 

ADDITIONAL SERVICES:

We don’t currently offer other types of design that limit our scope of services listed above. This includes only choosing paint colors, replacing light fixtures and choosing interior finishes as examples. We have designed a full on process to get you from idea to completion and we find that this creates the best results. 

If you are looking to get the results that you see on the projects in our Portfolio then it is critical for us to be a part of the process every step of the way. We can’t achieve that level of quality when we are only partially involved as there are many variables that can go wrong without our oversight and attention to details. We have to be involved throughout the entire process 100% of the time to ensure our best work.

 

LENGTH OF PROJECTS: 

The length of design is typically in the range of 75-300 plus hours depending on the scale of the project. This translates into a timeline of 3–6 months although some projects can last well over a year. The timeline is clearly outlined in the Agreement that we review during the initial consultation and will always be catered to your project scope.

 

INVESTMENTS:

A great way to plan and budget for design services is to add 10%-15% to your overall construction cost. However that is not how we take compensation at Amy Lynn Interiors. We will put together a tailored production and investment schedule based on your home’s needs. During the initial consultation, you will have a full understanding of the investment based on your project scope. 

 

Upon execution of Agreement, you will pay a non-refundable deposit. We will establish a “not to exceed” contract based on the initial consultation, we have never gone over on a design budget. Ever. An average weekly payment will be determined based on project cost and estimated project length. A weekly draw will be taken from the credit card on file. The final invoice will reconcile any overpayments or underpayments to ensure we deliver what we have promised you at the agreed upon amounts.
